Townhouses and villas in Reem, handed over in 2017. Fifteen of our lots, 3–4 bedroom, from AED 3 million to AED 5.8 million at AED 1,441/ft².
What kind of community this is
Mira Oasis is a residential community within the Reem cluster in the south of the city. Per the reference database, the first phase counted 1,341 units and was handed over in 2017; the community developed in phases and is listed as a single entry in our catalogue.
Reem is a typical family community: townhouses around shared courtyards, schools, parks, a shopping centre. Development took shape nearly a decade ago, and today it's a finished environment, not a promise.
Our fifteen lots are 3- and 4-bedroom townhouses and villas ranging from 2,100 to 3,387 square feet, all listed as ready.
What the numbers show
Prices run from AED 3 million to AED 5.8 million with a median of AED 3.3 million. The median sits close to the lower bound: the bulk of the supply is basic three-bedroom townhouses, and a handful of large lots set the top of the range.
The average price per square foot is around AED 1,441 — the level of the affordable villa segment and the address's main selling point: a house with a plot for the price of an apartment in an average district.
All fifteen lots are listed at a discount, with an average concession of 5.8%. Moderate, widespread haggling — a normal picture for a mature, completed market.
What to check in a 2017-built community
First — the house's condition. Nine years in Dubai's climate mean the AC, roofing and exterior finish already need attention. The gap in refurbishment cost between two outwardly similar houses can be significant.
Second — what exactly the previous owner did to it. Communities of this age commonly have extensions, enclosed terraces and kitchen redos; not all of them are permitted, and an unpermitted change becomes the new owner's problem.
Third — distance. Reem sits in the south, away from the business hubs and the metro. The tenant here is a family with a car; the rate is lower than the central districts, but the leases run longer and turnover is lower.
Developer and home format
Mira Oasis is an Emaar community, and its first phase, Mira Oasis 1, was completed long ago. A pool, a park and a gym are within walking distance, with schools, playgrounds, walking and cycling routes nearby.
A typical three-bedroom townhouse (Type A layout) is about 213 m² over two floors: living space downstairs, bedrooms upstairs, plus a maid's room, a separate study area and a private yard.
Propsearch project passport (first-phase unit count, completion year, district) and our own stock as of 28 August 2026: 15 lots — price range and median, areas, price per square foot, bedroom and type mix, ready status, number of discounted lots and the average discount size. Yes. Mira Oasis was handed over in 2017 — it is ready housing you can live in or let straight after the deal.

Reem. Emaar townhouses at the gateway to Dubailand: the case where the price of an apartment in a middling district buys a house in a planned community.

ADGM has covered Al Reem Island since 2023. By H1 2026 it had 13 974 active licences, 190 asset managers (+23%), 276 funds (+32%), AUM up 54% and 49 027 people working in the district. Why that matters for Al Reem landlords.
Al Reem now has two branded schemes: the world’s first standalone Radisson Residences (phase one, AED 1.2bn, sold within a day; phase two with 437 furnished units in September 2026) and 386 Rixos residences by East & West, one-bedrooms from about AED 2.1m, completing Q1 2029.
Abu Dhabi has launched FIDA, a cluster for fintech, insurance and digital assets targeting AED 56 billion in added GDP and 8 000 jobs by 2045. We look at how it extends ADGM and who it matters to.
Since 2 June 2026 Abu Dhabi has cut the permitted annual rent rise from 5% to 0% for homes, offices and industrial units, until further notice — still in force in September. ADGM communities on Al Reem and Al Maryah islands are excluded and follow their own rules.
Two neighbouring Abu Dhabi islands, two different entry strategies: Radiant Garden on Al Reem starts from AED 548 000 with a late-2026 handover, while St. Regis The Residences on Al Maryah is a Marriott-branded tower priced from AED 4.6 million, due in 2028.
Mered has entered Abu Dhabi with a 240 000 sqm waterfront project on Oval Bay, designed by Swiss firm Herzog & de Meuron, complete with a private marina. Handover is set for March 2029; deep-foundation works began in spring 2026.
Aldar (60%) and Mubadala (40%) will develop the last major plot on Al Maryah: 1.5m sqm of space, 450 000+ sqm of Grade A offices, 3 000+ homes and three new bridges, with a GDV above AED 60bn. What it means for Al Reem and Saadiyat owners.
