What this building is

Jumeirah Residences Emirates Towers is a multi-building project by Meraas rising up to 60 storeys in the Trade Centre Second district, next to the Emirates Towers complex. The listing gives 754 apartments and a "planned" stage; confirmed infrastructure includes a pool, gym, restaurants, barbecue areas and landscaping.

The address is a business one: Emirates Towers is an office cluster on Sheikh Zayed Road with a metro station and access to DIFC. The residential project here is aimed at people who work nearby.

Our eight lots are 1- and 2-bedroom apartments from 862 to 1,484 square feet, all off-plan.

What the numbers show

Prices run from AED 4 to 8.35 million. The average price per square foot is around AED 5,328 — a top-tier level, comparable to premium Downtown.

For a one-bedroom apartment in a business district, a price per square foot like this means buyers aren't purchasing an ordinary rental unit but a position in a scarce location. There is almost no residential development near Emirates Towers.

Four of eight lots are listed with a discount, averaging 8%. Half the offering carrying a discount at an early stage is a normal picture for off-plan, where some buyers exit before the schedule runs its course.

What to factor in

First, the stage. The listing calls the project planned, meaning handover is still far off. Check the escrow account, the quarterly payment schedule and the developer's liability for delays.

Second, the resale arithmetic. The seller's price, plus the balance owed to the developer, plus the reassignment fee — that's the full cost of entry.

Third, what the yield is based on. Rental rates in a business cluster hold steady through weekdays, but their ceiling is lower than in tourist districts with short-term rentals.

Launch and services

Sales opened in May 2025 with entry from roughly AED 4 million ($1.089 million) and handover in 2030. The project is two towers next to the Museum of the Future, on the edge of DIFC.

Residents are offered à la carte services: laundry, housekeeping, childcare, car care, a personal trainer and a private chef. This is a Jumeirah-branded product, and services are paid for on top of the apartment.
