What it is
Emirates Towers is a two-tower complex on Sheikh Zayed Road, completed in 2000. One tower is office space, the other a hotel. The residential portion is two new towers, Jumeirah Residences Emirates Towers, which Meraas is building alongside: 754 residences, handover in 2030.
54 storeys and the year 2000: at the time of construction these were among the tallest buildings in the Middle East, long before Burj Khalifa and the city's entire modern skyline.

An old address, new towers

Age usually lowers the price per square foot: in JBR, 2007-era clusters go for half the price of new builds on the same beach. Here the district's top line isn't the 2000 towers at all but the Jumeirah residences going up next to them, due in 2030.
The explanation is that what's being sold isn't just an apartment but an address. Emirates Towers is a recognisable silhouette embedded in a business district; the new residences borrow its name and add Jumeirah hotel service and direct access to the metro and the highway. There's no other combination like it in the district.
It's a good illustration of how brand and address lift off-plan pricing: you pay for a combination that can't be replicated, but you pay it for a building that won't be handed over until 2030.
Jumeirah Residences: the launch
The residential part isn't the old towers but two new ones Meraas is building beside them, next to the Museum of the Future. Jumeirah Residences Emirates Towers went on sale in May 2025 from USD 1.09 million (about AED 4 million), with handover set for 2030.
Jumeirah runs the service side, with on-demand laundry, housekeeping, childcare, car care, a personal trainer and a private chef on offer. Meraas is part of the ruling family's holding structure and is the developer behind City Walk, Bluewaters and La Mer.
