What it is

Creekside Residence is an Al Zorah Development residential building in Al Zorah, Ajman — the neighbouring emirate, about an hour from Dubai. Status: under construction; handover per the payment plan is 31 March 2028. Storeys and unit count aren't given.

Per the unit-by-unit plan of 5 August 2026 — 45 available units: 37 one-bedrooms from AED 846,462 at 508–1,550 ft² and 8 three-bedrooms from AED 4,202,880 at 2,674–2,888 ft². It's the cheapest entry of anything developers sent brokers this summer.

One-bedroom sizes vary threefold, so "from AED 846,462" and "a one-bedroom" are not the same thing here.

The payment schedule

A 40/60 plan with three years post-handover: 10% on booking, four instalments of 5% in months five, nine, thirteen and seventeen from contract, 10% on handover, then six instalments of 10% every six months over the three years after it.

More than half the price is paid after keys — convenient if the unit is let and the rent covers the instalments, but it's a debt to the developer, and the late-payment terms need reading in advance.

Five lots, all three-bedrooms and all below market, maximum discount 6%: two at AED 4,699,000 for 1,613 ft², a penthouse at AED 6.7 million with no size, AED 6.8 million for 2,641 ft² and AED 7.3 million for 2,640 ft².

The 1,613 ft² three-bedrooms are noticeably smaller than the three-bedrooms on the developer's plan (from 2,674 ft²) — their layout needs checking separately.
