What to watch in the pricing
The gap between the three-bedroom at AED 7.4 million and the duplex at AED 17.9 million, with only a quarter more floor area, isn't about square metres — it's about format and tier. These units aren't really comparable; they have different buyers.
It's more useful to compare the one-bedroom's price per square foot with the same developer's earlier phases nearby: there's a transaction history there, and it shows how much of the gain has already been priced in.
