Vida Residences +117%: what the Dubai Marina project statistics actually show
The largest developer’s return to Dubai Marina prompted a look at its earlier projects there. The valuable number in that statistic is not the growth percentage.

Bay Central West Tower is a residential skyscraper in Dubai Marina. 44 storeys, complete. The building record lists neither the developer nor the residence count.
The building is part of the Bay Central complex — a cluster of towers at the entrance to the Marina from the Dubai Harbour side. In a cluster like this, the west tower typically differs from its neighbours in view and orientation, and that's exactly what's worth checking before choosing a specific apartment.
Dubai Marina in our database — 214 lots, median AED 3.8 million, around AED 2,625 per square foot (~$715/ft²) — a price level closer to a strong secondary European capital than to prime London, Manhattan or Hong Kong. The square foot runs noticeably cheaper than Business Bay and Downtown at comparable liquidity: this is an old, established district with a metro, tram and promenade.
214 listings make it the city's second-deepest market. Apartments here sell faster than in newer districts, and the time on market is shorter.
Our three listings in the building run from AED 1.59 million to AED 3.75 million — the whole range falls below the district median, meaning these are compact-to-mid-size units.
The Marina is densely built up, and height here works for the view: the upper floors open onto the marina, the sea and the Palm, while the lower ones can look into a neighbouring tower twenty metres away.
The gap between those two situations matters more for resale price than the difference in finishing. Check from the specific apartment and at a specific time of day — in dense development, sunlight changes a lot over the course of a day.

Dubai Marina. The original high-rise waterfront: a dense forest of towers around a man-made marina, and still the busiest rental market in the city.
The database currently holds 3 lots in this project, from 1 600 000 AED; 1 of them priced below the market, the deepest discount 7%. The list changes daily — I will send a fresh selection for the building on request.
What has been written about the building, its developer and Dubai Marina
The largest developer’s return to Dubai Marina prompted a look at its earlier projects there. The valuable number in that statistic is not the growth percentage.
A district designed from nothing on a Vancouver waterfront model, built between 2003 and 2008. The numbers behind it, and what a fully man-made location tells you about how value is created in Dubai.
A developer with buildings on both sides of Sheikh Zayed Road. The two districts look interchangeable on a map and behave differently — here is what the price gap actually buys.
A Dubai Marina tower from 2011. In buildings owned mostly by absent investors, decisions stop being made — and the symptoms are visible in an afternoon if you know them.
A Dubai Marina tower completed in 2023. Much of the stock in a newly delivered building is sold on by off-plan investors — and buying from one is its own transaction.
A Dubai Marina tower completed a few years ago. Buildings at this age go through a predictable event that shapes their prices — and it is a buying opportunity if you can see it.
A tall branded tower under construction in Dubai Marina. Infill development in a built-out district has a particular economics — for the buyer and for the neighbours.
The property arm of a large regional engineering and contracting group, with towers in the Marina and on the Palm. What an engineering parent means in a delivered building.
A smaller developer with a mid-2000s Dubai Marina building. Most towers are not landmarks, and valuing an ordinary one is a different exercise — here is how it works.
I will tell you which layouts are available now, what entry really costs and what the people who live in or let the building think of it — no marketing language.
