What we do have is the developer's floor plans, and they show how the apartments are laid out. The one-bedroom is 800.19 ft² (about 74 m²): a bedroom, a living room, a kitchen area and a terrace. The two-bedroom is 1,281.01 ft² (about 119 m²): two bedrooms, a living room, a kitchen area and a terrace.
In both formats the terrace isn't a bolted-on balcony but a proper open room running the full width of the living room. For JVC that sets the project apart from the district's mass-market stock, where a balcony is usually symbolic.
What these areas mean
Seventy-four metres for a one-bedroom is noticeably above the JVC norm, where one-bedrooms usually start from fifty. A hundred and nineteen metres for a two-bedroom is the same story: the district is mostly built more compactly.
For a landlord that cuts both ways. A spacious apartment rents for more than a cramped one, but not in proportion to its area: a tenant in JVC pays mainly for the number of bedrooms and for parking. Yield per square foot on the district's larger lots tends to be lower.
For living in it yourself, the logic runs the other way: for the money a compact two-bedroom costs in a central district, here you get a spacious one with a terrace. That's exactly what keeps family demand for JVC going.
How to check a property with no factsheet
The absence of an entry in the directory doesn't mean something's wrong with the building — it means the checking has to be done by hand. Three things, in order: the project's registration with the Land Department and whether an escrow account exists, actual transactions at the address in the registry, and a physical inspection of the construction stage.
Next, compare it with its neighbours. JVC is densely built, and there's almost always a building of the same class and vintage nearby with its own track record. That's your benchmark for price per metre and rental rate.
And last: in a district with this much supply, the main question isn't "how much does it cost" but "how fast does it sell." Look at the number of concurrent listings for the building and for neighbouring addresses.
Developer, height and launch terms
The building is by Object 1, a boutique developer active in JVC and JVT. According to sales materials from autumn 2023, 1Wood Residence is an 18-storey tower, with handover then scheduled for Q3 2025.
Units were pitched as rental stock: once construction finished, the developer undertook to furnish them and fit appliances so an owner could let the flat straight away. The payment plan at the time was 70/30 — seventy percent during construction, thirty on handover.
