Maison is a residential building by developer Elysee in District 12 of Jumeirah Village Circle. It has no page of its own in the propsearch directory, so we don't give a storey count or unit count — only what the developer stated at the project's launch.
Unit mix: studios, one- and two-bedrooms. On the finish: a designer fit-out, a kitchen with built-in appliances, and built-in wardrobes. Shared amenities: a gym, adult and children's pools, a children's play area, an open-air cinema and ample parking.
Our own footage shows both the building from outside — two mid-rise towers — and the interiors: a living room, a lobby with reception, and a kitchen-bar. For a project at pre-launch stage that's unusual: usually only facade renders are available.
The entry figures
The launch-announced starting price is from $186,226. For JVC that's the entry level for a mid-market off-plan project, and it says who the project is aimed at.
The payment plan has three parts: 20% down payment plus the 4% Land Department fee, 50% during construction, and 30% after handover, spread out to March 2029. Completion of the building itself is stated for Q1 2027.
The post-handover part is the whole point of the offer: the developer pitched it directly at an investor who puts in 70% themselves and pays off the remaining 30% out of rental income. The projected yield on long-term rental quoted was 7–8% a year — that's a district average, not a calculation for this specific project.
How to check this
First, the arithmetic of the post-handover plan. It only works if the apartment is finished and let out: two years of payments after handover turn from a convenience into an obligation if the unit sits vacant. Run the numbers for a six-month vacancy scenario.
Second, the absence of a factsheet in the directory. That's not a sign of a problem, but it means the storey count, unit count and construction stage need confirming through the developer's documents and the Land Department record, not the presentation.
Third, the district itself. JVC has the highest transaction volume in the city, and that cuts both ways: liquidity is high, and so is competition for tenants. Take your rental rate from actual leases in neighbouring buildings of the same class, not from the forecast.
