Al Marjan Island branded residences: W, Jacob & Co and Sheraton next to Wynn, delivering 2027–2028
Wynn Al Marjan opens in September 2027, and branded homes around it deliver in the same window: W Residences from AED 1m, Jacob & Co Residences (223 units, AED 300m sold in 12 hours), 141 Sheraton residences and Park Beach Residences 2. Where the risk sits.
In three years Al Marjan Island in Ras Al Khaimah has become a shop window for hotel brands, and the reason is a single building: Wynn Al Marjan Island. In August 2026 Wynn Resorts confirmed a September 2027 opening, later than the spring date it had held since 2024, with the construction budget up by roughly USD 600m to about USD 5.7bn. Around the resort, developers have sold residences carrying the W, Jacob & Co and Sheraton names, and nearly all of them complete in the same window, late 2027 to 2028.

W arrives under a 2023 agreement between Marriott International and Dalands Holding; the roughly 300-key hotel will be the brand’s fourth in the UAE. Jacob & Co Residences is the jeweller’s third residential scheme in the country, after Burj Binghatti Jacob & Co Residences in Dubai and Jacob & Co Beachfront Living in Abu Dhabi. For India’s Mantra Properties it is a first Middle East project, valued at AED 400m; the developer reports more than AED 300m of sales in the first 12 hours. Sheraton’s scheme with ATARA is the brand’s first residential product in the Gulf.
What the brand actually buys you here
On Al Marjan the buyer is almost always an investor, and the income will come from short lets. The logo matters less than the rental arrangement: whether the unit joins a hotel-run pool, what share the operator keeps, and whether you may let it yourself. W and Sheraton will have an operating hotel of the same brand next door; Jacob & Co is a design and service concept on a residential building. They are different products, even when they sit side by side in marketing.

Unbranded Park Beach Residences 2 is a useful comparison. Its selling point is a three-year post-handover plan, half during construction and half after keys. That eases cash flow but shifts risk to the buyer: if 2028 rents disappoint, the instalments are still due.
The real risk is simultaneous delivery
Much of what was sold on the back of the casino news completes in 2027–2028, and Wynn alone adds more than 1 500 rooms and suites. Rental demand arrives with the casino, but in the first seasons supply may run ahead of it. So treat advertised yields with care:
- get the rental-management terms in writing before paying a reservation fee;
- compare price per square foot with completed buildings on the island, not with neighbours’ launch lists;
- allow for the first year after handover to go on furnishing and finding the market;
- check whether the building will be ready when the casino opens — delivery dates differ by two or three quarters between sources.
