Al Jurf isn't a city but a resort zone: roughly an hour from both Dubai and Abu Dhabi. That changes the use case — this is a second home and seasonal rental, not housing for a daily commute.
The gap between the two-bedroom at AED 5.4 million and the three-bedroom at AED 5.9 million is only half a million: at launch, steps that small usually mean few three-bedroom units were released and they sell out first.
