Forty-five residences in a full tower is the extreme end of low-density: most floors carry a single apartment across the whole plate. That gives views on two or three sides and no neighbours sharing a landing.
This format is rare in Dubai and echoes the handful of true full-floor addresses in cities like Manhattan or Hong Kong, where it almost always sits at the top of the market. It is what buyers pay the per-square-foot premium for, not the finish.
The flip side is liquidity. Forty-five lots for the whole building means there are almost no comparable deals, and an exit takes months. This is a purchase for living in, not for turning over.
