When the factsheet gives neither a handover year nor a developer, and the price per square foot is half the district figure, the decision rests on the viewing and the owners' association documents.
The checklist: meeting minutes from recent years, the size of the reserve fund, the service charge rate (the annual per-square-foot maintenance fee) in dirhams per square foot, and the condition of common areas and lifts.
In Business Bay there is a further question of view: buildings off the canal's front line trade noticeably cheaper, and photos do not always show which side you are on.
