The Woodland Residences is a collection of thirty villas around a roughly hundred-metre lagoon. House format G+2, all five-bedroom, built-up area 7,335 square feet — around 680 square metres of house.
Finishes and surfaces are by Automobili Lamborghini — hence the 'Lamborghini villas' name the project went by in broker materials from January 2024. Kitchens come fitted with German appliances.
Per the launch materials, a house includes: a family lounge, staff, driver's and nanny's rooms, formal and working kitchens, high ceilings, an in-house lift, a pool. Community amenities include a heated lazy river, swimming lagoons, a clubhouse, kids' areas, a community centre and schools.

January 2024: launch from AED 13.2–13.5 million. Payment plan tied to construction — 60% during construction, 40% at completion and handover, announced for April 2026.
Thirty villas for the whole project means there will be practically no resale market inside it: every sale is a one-off. Prices will have to be benchmarked against the neighbouring communities of District 11 and Meydan, not against houses within Woodland.
