What it is

The Grand is a residential skyscraper on Creek Island by Emaar Properties. 62 storeys, 500 residences, completed.

Five hundred apartments across 62 storeys — about eight units per level. That's a generous layout for a tower this tall: spacious floor plans and few neighbours per floor.

Creek Island is an island within Dubai Creek Harbour that Emaar is developing as the district's core. Creek Tower is also being built here, conceived to stand taller than Burj Khalifa; its timeline has slipped more than once, and it shouldn't factor into a purchase decision.

The Creek as a second centre

Dubai Creek Harbour is the most ambitious of Emaar's current master plans: a district on the site of the old creek, conceived as an alternative to Downtown, with a waterfront promenade, a mangrove reserve and a centre of its own.

In our database, Creek Island has 8 lots, median AED 4.2 million at a price per square foot of around AED 2,542; across all of Dubai Creek Harbour there are 117 lots, median AED 3.8 million, around AED 2,772/ft². The price per square foot here is higher than in Dubai Marina but lower than Downtown — buyers are paying for the district's potential, not an established environment.

Eight listings on the island make for a thin market, though supply across all of Dubai Creek Harbour runs considerably deeper. On the island, that's a direct result of how young it is: most of the housing has been bought and isn't being resold, so there's little secondary supply. Selling here takes longer than in established districts.

What 62 storeys on the water gives you

A tower this tall on the island offers something dense development never can: 360-degree views over the bay, the mangrove reserve, and the Downtown skyline in the distance. That view can't be built out — there's water all around.

The practical side of a high-rise is running costs: elevator systems and façade maintenance across 62 storeys cost more per square foot. The building is completed, so you can and should ask for the current service charge rate before the deal.
