What kind of building this is

Creek Waters 2 is an Emaar residential skyscraper on Creek Island in Dubai Creek Harbour, a continuation of the Creek Waters project. Stage: under construction, with handover on our lots stated as Q4 2027.

A caveat on the passport: the storey count, number of units and coordinates in the directory entry for this record match the neighbouring Creek Waters tower exactly. All three matching at once looks like data carried over from the first tower to the second, so we're not citing them — check the building's specifics with the developer.

Our seven lots are one-, two- and four-bedroom apartments with floor areas from 746 to 2,435 square feet.

What the numbers show

Prices run from AED 1.73 to 6.78 million at an average price per square foot of around AED 2,551. That's a mid-level for the island: The Cove is priced at AED 2,409, Palace Residences North at AED 2,809.

Five of the seven lots carry a discount, with an average markdown of 6.8%. That's a moderate figure for a project handing over a year-plus out: some buyers are exiting, but there's no downward pressure on price.

The absence of three-bedroom units in the sample, alongside one-, two- and four-bedroom units, is a feature of our snapshot, not of the building. If that specific format is what you need, look more broadly across the island.

What to factor in

First — the resale-assignment arithmetic: the seller's price, plus the balance still owed to the developer, plus the transfer fee. The number in the listing is smaller than the real cost of entry.

Second — view and block. The island is built up with similar Emaar towers, and what distinguishes lots is floor, orientation, and what stands in front of the façade. Check against the master plan.

Third — the handover wave. Creek Island is delivered in phases, and blocks come online close together in time. For a resale in the first year after handover, that's a significant factor.
