A mixed format is standard for Business Bay: the district was originally conceived as a business zone, and serviced-apartment operations here are built into residential developments.
For a buyer of the residential portion, that means two things. Proximity to a hotel-style flow of people — constant turnover in lifts and common areas. And a more complex service-charge structure (the annual per-square-foot fee for building upkeep): part of the shared property is maintained to hotel standards, and that costs more.
