What it is

The Acres Phase 3 is the third phase of Meraas's The Acres villa masterplan, 275 residences.

Our stock carries a lot of about 6,514 square feet for AED 8.2 million, price per square foot AED 1,259.

Phase 2 of the same community, at a smaller size (5,551 sqft), runs at AED 1,866/ft² — noticeably more expensive.

The third phase is cheaper than the second

The Acres in our database: 20 lots, median AED 8 million at a price per square foot of AED 1,642 for the second phase.

The gap between the phases — almost 33% in the third phase's favour per square foot — is likely explained by the larger house sizes in Phase 3.

This bears out the size rule: a bigger house costs less per square foot even within one young community from one developer.

What needs checking is the construction stage of neighbouring plots — in new suburban communities, living next to a building site for a few more years is normal.
