What the numbers show
Prices run from AED 2.99 million to AED 6.99 million, with a median of AED 4 million. The average price per square foot is around AED 1,434 — one of the lowest in our whole sample.
That figure is the whole point of buying in Damac Lagoons: for the same money as a two-bedroom apartment in a central district, here you get a house with a plot. The trade-off is distance: the community sits in the south-west, far from the business districts and the metro.
Fifteen of the sixteen listings are offered at a discount, averaging 6.4%. Moderate, near-universal bargaining is the normal picture for a ready villa market.
What to check
First — exactly which cluster and which line relative to the lagoon. In Damac Lagoons, water is the main price driver, and waterfront houses differ noticeably from inland ones.
Second — the state of the community's infrastructure. Clusters hand over in phases, and some of the promised facilities may still be under construction by the time you move in. Check what actually works, not what's promised.
Third — rental demand. It exists here, but it's specific: families with a car, long leases, rates lower than in central districts. Calculate yield on the community's actual lease terms.
