About the project
Costa Brava is a residential complex in Damac Lagoons.
The architecture is by Khatib & Alami.
The database currently holds 2 lots in this project, from 4 130 000 AED; 2 of them priced below the market, the deepest discount 4%.
A Damac Lagoons cluster with completed houses. Our twelve listings are townhouses and villas with 4–7 bedrooms, from AED 2.7 million to AED 13.25 million, at AED 1,485 per square foot.
What this cluster is
Costa Brava is one of the themed clusters within the Damac Lagoons community, designed by Khatib & Alami; the only confirmed amenity is landscaping. All twelve of our listings are marked ready.
The community is built around artificial lagoons, and its clusters are named after Mediterranean places and differ in styling. Infrastructure, though, is shared across the whole of Damac Lagoons rather than belonging to each cluster individually.
The supply mix: townhouses and villas with 4, 5 and 7 bedrooms, sizes from 1,550 to 11,800 square feet. That's an almost eightfold spread — a compact townhouse and a very large villa sit side by side under one cluster name.
What the numbers show
Prices run from AED 2.7 million to AED 13.25 million. The average price per square foot is around AED 1,485 — one of the more affordable levels among the villa addresses in our catalogue.
All twelve listings are offered at a discount, averaging 8.9%. For a ready villa market that's above the norm, and points to supply in the community outrunning demand.
The practical takeaway for a buyer: in Damac Lagoons, people negotiate, and noticeably so. Don't treat the listed price as final in either direction.
What to check
First — the line relative to the lagoon. In this community, waterfront and inland houses differ both in price and in how fast they sell.
Second — plot size. With an eightfold spread in built-up area, a house price without a stated plot size means nothing.
Third — distance and transport. Damac Lagoons sits in the south-west, far from the business districts and without rail transport. Tenants here are families with a car, rates are lower than in central districts, but leases run longer.
Cluster concept and handover
Costa Brava takes its cue from the Catalan coast of the same name: Catalan-style homes in a palette of beige, brown and white. Townhouses come with a patio and a roof terrace.
Handover of the cluster was scheduled for late 2024. Among the shared Damac Lagoons amenities, the materials listed water parks, lagoon-side leisure areas and floating cinemas.
The propsearch project passport (architect, district, infrastructure) and our own stock as of 28 August 2026: 12 listings — price range, sizes, price per square foot, bedroom and type composition, readiness status, number of discounted listings and the average discount. Design concept, townhouse format, scheduled handover and community amenities — project description, September 2024.

How much does an apartment in Costa Brava cost?
The database currently holds 2 lots in this project, from 4 130 000 AED; 2 of them priced below the market, the deepest discount 4%. The list changes daily — I will send a fresh selection for the building on request.
Damac and ADIB opened finance on projects 35% built once the buyer has paid 50% (March 2025). In 2026 Emirates NBD launched a scheme for Meraas, Nakheel and Dubai Properties from 30% completion, and ADCB a 12-month pre-approval from 3.49%.
A community built around man-made lagoons with Mediterranean-themed clusters. Water is a genuine differentiator with a permanent operating cost attached.
The clusters are named after Mediterranean towns, and the difference goes beyond facades. There are four things worth comparing.
Where this project stands today
I will tell you which layouts are available now, what entry really costs and what the people who live in or let the building think of it — no marketing language.
