What's for sale and at what prices

The building has three apartment types plus retail units on the ground floors. One-bedrooms start from 71 square metres and $531,000, two-bedrooms from 103 metres and $776,000, three-bedrooms from 142 metres and $899,000. Retail space starts from 70 metres, priced on request.

Converting to price per square metre shows something the price list doesn't: a one-bedroom works out to around $7,500 per metre, a three-bedroom to around $6,300. A 20% gap is a familiar Dubai pattern — a smaller unit sells for more per square metre, and it's usually also the one that resells fastest.

Balconies are stated for every unit, and some layouts include a separate study — for a building handing over in 2028 into demand for remote work, that's not a cosmetic detail.

Payment plan and service charge

The launch plan: 20% at booking, 50% during construction, and 30% at completion. The initial deposit to apply starts at $27,000.

The service charge is quoted at $47 per square metre a year. For a 71-metre one-bedroom that's around $3,300 a year; for a 142-metre three-bedroom, around $6,700. That figure is worth keeping in mind when calculating rental returns — it eats into a meaningful share of first-year yield, and brochures usually print it in fine print.

The location and what's around it

Meydan Horizon is part of MBR City, with a lagoon, a beach and a park covering roughly 30,000 square metres. Business Bay is stated at around 13 minutes away, and a green promenade roughly four kilometres long runs along the water.

One separate line item is a Blue Line metro station planned for this district. "Planned" is the key word — metro line timelines shift in Dubai, and it's not worth factoring the station into your yield calculation before it actually opens. The Ras Al Khor views, on the other hand, are a permanent factor: the reserve is protected from development, and a view onto it will never be built out.

The building's podium has an infinity pool, a wellness centre, a yoga studio over the water, sports courts and barbecue areas. Further down the list: a residents' club, a gym, a beauty salon, a landscaped garden, a dog park, a nursery and children's play areas.

What to check before signing

The storey count differs between the project materials and our database: the seller's description calls the tower 23 storeys, while the building's record lists 24. The difference is usually a matter of whether the podium counts as a separate floor, but before choosing a specific unit, verify the floor against the plan rather than the description.

Second, the view. The building stands on the water, but some apartments face neither the lagoon nor the reserve — they look onto the courtyard or the neighbouring development. At launch such units are priced almost the same; on resale, the difference shows up immediately.
