Arabian Ranches 3 is a continuation of the family quarters Emaar built back in the 2000s. The format is well established: townhouses and villas around shared courtyards, parks, schools, a retail area.

Our listings are townhouses and villas with 3 and 4 bedrooms, sized from 1,559 to 2,679 square feet.

What the numbers show

Prices run from AED 3 million to AED 4.35 million, at an average price of around AED 1,935 per square foot. Neighbouring Bliss 2 in the same community runs at AED 2,026 — a difference of about five percent.

As in Reem, the price per square foot is fairly even across the community, so the choice between clusters should come down to location and the condition of the house, not the price list.

All six listings carry a discount, an average concession of 5%. Moderate across-the-board haggling typical of a ready market.

What to factor in

First — the house's position within the quarter and the plot's orientation. At similar prices, this is what actually differentiates listings, and it's usually not stated in the listing itself.
