Damac Hills 2 (formerly Akoya Oxygen) is a large affordable- and mid-segment community in the far south of the city. Neighbouring Janusia, in the same district, has its own separate write-up.

All three of our lots are five-bedroom villas, sized from 2,462 to 2,523 square feet — almost identical in size.

What the numbers show

Prices run from AED 3.05 to 3.2 million at an average price of around AED 1,256 per square foot. Neighbouring Janusia, in the same district, comes in at 1,192 — close levels, a difference within 5%.

All three lots are listed at a discount, averaging 5.3%.

Nearly identical sizes and a narrow price spread (5%) make this a rare case where the price of a house can be read directly.

What to factor in

First — handover is less than two years away, and instalment payments are already underway; work through the schedule by quarter.

Second — Damac Hills 2 is the most remote of the large communities in the south of the city, has no metro, and rates below central districts.
