Janusia is a villa cluster in Damac Hills 2 (formerly Akoya Oxygen), completed in 2021.

Damac Hills 2 is a large Damac community in the far south of the city, built up with affordable- and mid-segment villas and townhouses around a nature-and-parks theme.

All three of our lots are six-bedroom villas, sized from 3,007 to 3,466 square feet, all ready.

The same price for different sizes

All three lots are priced identically — AED 3.75 million — even though the sizes differ, from 3,007 to 3,466 square feet. A near-1.5x difference in size at the same price is a signal to check each lot individually rather than trust the average price per square foot.

Because of that, the sample's average price per square foot — around AED 1,192 — doesn't reflect the actual price of any specific lot: it's higher than the calculated figure for the smaller unit and lower for the larger one.

All three lots are listed at a discount, averaging 8%.

What to check

First — the exact size and price of the specific lot per the contract, not the sample average.

Second — condition: the house is five years old, so there aren't many engineering concerns yet, but it's worth checking the maintenance history.

Third — distance. Damac Hills 2 is the most remote of the large communities in the south of the city; the rental rate here is lower than in more central districts.
