What Frond F is, and why it's the last phase
Palm Jebel Ali is Dubai's second reclaimed palm island, twice the size of Palm Jumeirah, whose development resumed after a long pause. Sales run frond by frond, and Frond F is the last one released to the market.
Registration opened in August 2026. In practice, "last" has two meanings: on one hand, there won't be further primary supply on this part of the palm; on the other, the rest of the volume is already sold, so by handover you'll be one of many owners entering the market at the same time.
The developer is Nakheel, the state master developer behind Palm Jumeirah, Dubai Islands and Palm Jebel Ali itself. For an off-plan buyer with a horizon out to 2030, the developer's state-backed status is the single most weighty line in the passport.
Two collections and their prices
Two villa lines launched. Beach Collection: five bedrooms from 774.4 m² (8,335 ft²) — from AED 30.81 million; six bedrooms from 717.5 m² (7,723 ft²) — from AED 29.34 million. Coral Collection: six bedrooms from 1,080.9 m² (11,635 ft²) — from AED 47.9 million; seven bedrooms from 1,070.2 m² (11,520 ft²) — from AED 49.39 million.
Note the apparent anomaly: a five-bedroom Beach Villa costs more than a six-bedroom one. The explanation is simple — it has a larger area. Compare units like this by price per square foot and by plot, not by bedroom count; in the villa segment, bedroom count is a poor measure altogether.
Payment plan: 70/30 — 70% during construction, 30% at handover. A tight schedule, with the main load falling before the asset is delivered.
What to weigh
The main case for it is scarcity of the product. There's a finite number of first-line waterfront villas in Dubai, and no new palm islands are being built. Long-term, land of this type behaves differently from apartments.
The main case against it is the timeline and volume. Handover is set for 2030, and the entire palm is being built out at once: by delivery, thousands of units will hit the market, some from investors who never planned to live there.
For scale, by end-2025 registry data, five-bedroom waterfront villas in Dubai were priced at roughly AED 21.4 million on Palm Jebel Ali, AED 22 million at Port de la Mer, AED 37.8 million on Palm Jumeirah and AED 39.5 million on Pearl Jumeirah.
