Two blocks by Emaar on Creek Island in Dubai Creek Harbour. The entire set of floor plans available to us is one-bedroom apartments of around 67–68 m².

What's known about the building

Island Park II is a residential project by Emaar on Creek Island in Dubai Creek Harbour. It has no separate entry in the propsearch directory — the address is shared with the community's own page — so we don't state a storey count or unit total.

The floor plans do let us see the shape of the development: the key diagram shows two wedge-shaped blocks set at an angle to each other, with a park between them and water in front. Apartment numbering on the diagram runs up to fourteen per floor.

The set of floor plans we have consists entirely of one-bedroom apartments — fourteen sheets covering levels one through ten. That alone says something about the structure of the block's supply.

What the floor plans show

Level 01, unit 03: living area 670.38 ft² (62.28 m²), balcony 55.86 ft² (5.19 m²), total 726.24 ft² (67.47 m²). Level 10, unit 01: living area 674.47 ft² (62.66 m²), balcony 57.91 ft² (5.38 m²), total 732.38 ft² (68.04 m²).

The spread between the lowest and highest sheet is under a metre. One-bedroom apartments in the block are practically identical, and that's the key to valuing one: within the format, lots differ not by layout but by floor and which way the balcony faces.

The layout itself is compact and efficient: a 4.25 × 4.80 m living room, a 3.65 × 3.80 m master bedroom, a kitchen-diner, a bathroom, and a separate laundry niche. The balcony, at around five square metres, is average by Dubai standards.

How to value this address

Creek Island is being built out by Emaar to a single master plan, and its blocks resemble each other. That means competition happens not between projects but between lots: put yours up for sale, and you're competing with dozens of nearly identical apartments.

It follows that view and floor are the only things that really set your lot apart. On the island, that means three categories: a panorama over the bay and Downtown, a view of the park between the blocks, and a view into the internal development.

Second — transport. The island connects to the city through a limited number of exits, and rush-hour travel time differs from what the map suggests. That matters to tenants, and it affects the rent.
