Hudayriyat Golf Estates is a residential project on Al Hudayriyat Island, handing over in Q3 2030 (the brochure in our archive said Q1). The brochure shows a six-bedroom layout, but the project has six formats, from townhouses to mansions.

Six bedrooms is a format for a very large family or for owner-occupation. It's a narrow market: few buyers on exit, and resale is slow.
Until handover in Q3 2030 the money works only on price expectations, and the final off-plan payment is usually large — prepare for it early, including via a mortgage.

The developer is Modon, Abu Dhabi's state-owned developer. Hudayriyat Golf Estates is a gated, low-density community with Andalusian architecture, water channels and an 18-hole golf course. There are six formats, from townhouses of 204 m² (from AED 4.2 million) to 1,150 m² Golf Mansions (from AED 35.8 million).
At the May 2026 launch the plan was 40/60 with handover in Q3 2030; resale before completion is allowed once 20% has been paid. Amenities include a golf club, a Country Clubhouse, cycle paths, a wellness centre, a private school, co-working, restaurants and 24-hour perimeter security; the community targets the Pearl 3.0 rating.
Demand at launch was strong: some 1,300 villas across the early phases sold within two days, with three-bedroom villas priced around AED 4.9 million. The next phase, on higher ground on the island, was expected in autumn 2026.

Hudayriyat is a 3 000+ hectare island off Abu Dhabi’s southern shore that state developer Modon is turning into a sports and residential district. Nawayef Village’s 378 townhouses (about AED 2bn) sold out on launch day; Bashayer sold roughly AED 3bn in a day in December 2025.
