What it is
Eden House Za'abeel is a 48-storey, 235-metre residential tower by H&H Investments and Development, status "under construction", brochure handover Q4 2028. Architecture by DXB Lab; layouts of 1, 2 and 3 bedrooms.
The unit count differs between sources: 252 in the passport, a collection of 246 residences in the developer's materials. Apartments run from the 2nd to the 39th floor in three layout bands; one-bedrooms are 1,132–1,202 ft², two-bedrooms 1,683–2,347 and three-bedrooms 2,800–3,037.
Each layout has a named, fixed view in the factsheet — DIFC, Burj Khalifa, Za'abeel or Emirates Towers. Choose a unit by layout number, not by floor.
What the developer's inventory showed
The unit-by-unit inventory of 11 June 2025 had 168 of 246 residences unsold: 36 one-bedrooms, 82 two-bedrooms and 50 three-bedrooms. Price per square foot across the remainder ran from AED 3,220 to 5,650 — the top end held by two-bedrooms facing Burj Khalifa, the bottom by three-bedrooms facing Za'abeel.
The developer named the top of the range itself: AED 6.4 million for one-bedrooms, 12.3 million for two-bedrooms and 15.4 million for three-bedrooms. Payment plan 50/50, 10% booking, service charge AED 35–50/ft².
The unit in our stock doesn't fit that picture: a three-bedroom of 4,813 ft² at AED 34 million, 3% below our market estimate. It's larger than any three-bedroom in the factsheet — worth asking whether it belongs to the top two floors, which have their own layouts.
Against the district
The district page is DIFC: 24 lots, median AED 6,450,000, AED 4,082/ft², entry from AED 1.75 million. At the developer's stated prices, Eden House sits at the upper end of that market.
DIFC is a business district with its own jurisdiction where housing is secondary; buyers pay for the address and the walk to work, and percentage yields are moderate.
Entry price in 2026
In February 2026 the entry point at Eden House Za'abeel was from roughly AED 4.8 million ($1.307 million). For comparison, the developer's own range for one-bedrooms in summer 2025 reached AED 6.4 million at the top — so the gap between the cheapest and dearest units of the same type is wide.
