The main thing here is the payment plan: 20% during construction and 80% on receiving the keys. That's a rare split for Dubai, and it changes the whole calculation: before handover you pay a fifth of the total, and you pay the bulk of it only once the building can actually be inspected.
Second — the views. The apartments look out over the Burj Khalifa and the Downtown skyline on one side, and over Al Barari, one of the city's greenest districts, on the other. Al Barari is built up with low-density villas, so blocking that view with a neighbouring tower is harder here than in dense construction.
Third — construction is under way: three storeys had been built as of the review date. For an off-plan buyer, that's a verifiable fact, not a promise.
More than thirty amenities are listed: pools, gyms, a sauna, a jacuzzi, children's areas, a coworking space, a café, lounge areas, sports courts, gardens, and yoga spaces.
Majan itself is a district under active development, between Sheikh Mohammed Bin Zayed Road and Al Ain Road. It's centrally located by logistics and at the lower end of the market by price per square foot — a combination that's exactly what sells projects like this.
