Only 24 of the 41 storeys are residential, the rest being offices and retail: one hundred seventy apartments over twenty-four floors is roughly seven per floor — still moderate density for this part of the city.

DIFC is a free zone with its own legal regime, English common law and its own court. A project built by its own administration sits inside that regime by definition.
In practice, for a buyer this means different rules from mainland Dubai: property registration, dispute resolution and corporate ownership are governed differently here. Not better or worse — just different, and worth understanding before a deal.
Low unit density adds a second factor: 170 residences for a district this size is scarcity by design, and it's also what makes exiting a lot slow.
Launch and tower layout
This is a mixed-use tower: of its 41 storeys, 24 are residential, nine are workspace with meeting rooms and co-working, and eight are restaurants and premium retail. Architecture is by the Hong Kong practice LWK + Partners.
At launch in September 2023, one-bedrooms from 60 m² started at about AED 1.5 million (around $408,000), larger one-bedrooms from 96 m² at AED 2.4 million, and two-bedrooms from 118 m² at AED 4.6 million. Three-bedrooms started from 200 m², with lofts of up to 160 and 222 m² sold separately.
The payment plan was 15% on booking plus the 4% Land Department fee, 35% during construction and 50% on handover. Completion was then scheduled for Q3 2026.
