Damac Riverside is a Damac Properties development in Dubai Investments Park 2, described in the property record as a quarter-scale project; confirmed infrastructure includes a gym, a kids' area and restaurants.

Dubai Investments Park is an industrial-residential zone in the city's south-west along the highway. Housing here is cheap, demand comes from employees of businesses in the zone, and it doesn't compete with central districts.

Our six lots are a mixed bag: studios and 4- and 5-bedroom villas, sized from 1,550 to 3,422 square feet.

What the numbers show

Prices run from AED 1.15 to 4.21 million, at an average price per metre of around AED 1,383 per square foot. One of the most affordable tiers in the catalogue.

Four of the six lots carry a discount, averaging 12.5% — a double-digit figure that, in a completed market, points to a repricing rather than simple haggling.

The combination of a low price per metre with a high discount suggests supply here clearly exceeds demand. For a buyer that's an opportunity, for a seller a long time on market.

What to factor in

First, the property type. This sample has a studio sitting next to a five-bedroom villa; comparing them doesn't make sense — confirm the format before talking price.

Second, proximity to the industrial zone. Check what's on the other side of the community boundary and how it affects the view and noise.

Third, rental demand. It's local and stable, but with a low ceiling; take the rate from actual leases in the district.
