Majan is a Dubailand cluster along Emirates Road between Arjan and Silicon Oasis. There's no single master plan or common centre, vacant plots remain between complexes, and there's no metro.

On one side Majan borders low-density Al Barari, and the district description notes a view towards Downtown from upper floors. But that view rests on the neighbour's land, not yours.
The logic is a low entry price on the expectation that the area fills in. Rental demand exists but is limited, and finding a tenant takes longer than in established locations.
