What the cluster is
Al Mahra is a villa cluster in the first phase of Arabian Ranches, one of Dubai's oldest villa communities. The houses have stood here since the 2000s, the trees have matured, and the setting is fully established.
Arabian Ranches is Emaar's original development, setting the format that Ranches 2 and 3 both followed: a golf course, an equestrian club, a retail centre.
Our four lots are five- and six-bedroom villas from 4,847 to 8,258 sq ft — a large format even by villa-community standards.

Prices run from AED 12.9 to 22.5 million at an average of around AED 2,236/ft². That's the expected premium level for Arabian Ranches' first phase: the district's age and reputation keep prices above the newer Ranches 3.

First — condition. A house in Arabian Ranches' first phase is over fifteen years old; the air conditioning, roof and systems all need attention.
Second — whether the previous owner's alterations were properly approved: in communities this age, they're common.
Third — plot size separate from house size, especially with a format this large.
