Saheel is a development phase within Arabian Ranches, Emaar's first villa masterplan community in Dubai. There's no propsearch factsheet for this cluster; the figures below come from lots in our own stock.

Separate from these, our stock also carries "Saheel villa" listings in Arabian Ranches 1 — two priced AED 11.5–12.75 million at around 6,300 sq ft. It's the same cluster, but larger houses.
The first Arabian Ranches versus the third
The difference between phases of the first community and the third isn't in the finishes — it's age and land. Arabian Ranches was built out in the mid-2000s, its plots are bigger, its trees have grown, and its infrastructure has been running for two decades.
The figures show it directly: Arabian Ranches has a median of AED 8.3 million at around AED 2,389/ft², while Arabian Ranches 3 has a median of AED 4.15 million and AED 1,784/ft². The older community costs roughly twice as much by ticket price and a third more per square foot.
For a buyer, it's a choice between a mature setting and new construction. Both work, but they sell different things: the first is an established neighbourhood, the third is fresh housing stock.

Our lots run from AED 7.6 to 17.5 million — more than double within a single phase. The explanation is house and plot size: from three to five bedrooms, and neighbouring records in our stock include villas up to 6,300 sq ft.
