A small developer that since 2013 has built only in one district and only in a classical European idiom — columns, mouldings and Italian names.
9 lots in stock across 3 projects. Of the 9 with a known status: 0 ready, 9 under construction. By median price — 122nd of 139.

What kind of developer this is
A style as a strategy
Five completed schemes and around five hundred homes in a decade — small by local standards. Recognition here comes not from scale but from looking different in a city built almost entirely of glass and concrete.
Underneath the ornament the product is ordinary mid-market: studios and one- to two-bedroom apartments, priced accordingly.
The district
Arjan is a mid-density area inland, near the flower and butterfly gardens. Land is cheaper than on the coast, so the entry price is low and the percentage rental yield is among the highest in the city.
The other side: the sea and Downtown are a drive away, there is no metro, and construction continues around you. This is an investment address, not a status one.
What to check before you sign
Visit the completed schemes — there are five, they sit close together, and they show how the product ages. For a small developer that is the best evidence available.
Then district numbers: registered Arjan sales over six months, real rents for studios and one-beds, the service charge in dirhams per year, and what else completes nearby before you plan to sell.

All stock →What these numbers mean, and what they do not
There is no “developer” column in the base — a lot is attributed by its project name. The figures on this page speak about our stock, not about the company’s share of the Dubai market: a large developer with a big completed portfolio may appear smaller than one whose units come up for resale more often.
Prices come from listings, not from closed deals. For a particular building I retrieve the registered Land Department sales and show the real closing prices.

How much does a Vincitore apartment cost?
The median across this developer's lots in our stock is $263K (AED 965 000), with entry from $193K. The median per square foot is $463. The figures come from asking prices in our base, not from the Vincitore price list, and they are recalculated nightly to reflect what is actually for sale today.
Is Vincitore a reliable developer?
Founded: 2013. Delivered: five residential schemes, roughly 500 homes. A developer is checked against the Land Department’s open register rather than a brochure: it shows the licence status, the construction progress of each project and the registered escrow account. On off-plan the buyer’s money goes into that account under RERA supervision and is released against verified milestones. The full dossier is in the write-up above.
What projects is Vincitore building?
The site catalogue covers 5 projects by Vincitore, each with a building passport — storeys, units, handover date and bedroom mix. They are listed above, and the “Where they build” block shows the districts with the most of its lots. Any lots on sale appear directly beneath their project.
Should I buy from Vincitore direct or through a broker?
For an off-plan buyer the price is identical, because the developer covers the broker’s commission. Going straight to Vincitore is therefore no cheaper, and the choice there is limited to its own projects — you will not get a comparison with neighbouring buildings or a candid read on handover dates. On resale and assignment the commission is standard: 2% plus VAT.
Is Vincitore worth buying
That depends on what you buy and why. Describe the budget and the aim — I will point out which of this developer’s buildings are justified today and which are better left alone.
