What kind of developer this is
One project, and what happened to it
A single-purpose developer set up in 2011 for one Palm Jumeirah tower. The Chinese state contractor came in as builder and investor, and ICBC arranged the debt — a serious institutional line-up for a first-time company.
It still ran years late, and there was a fire during construction. The company got through it and finished the building, which is also part of the record.
Why that matters less now
The building is complete, so the risk that defined this story — schedule — is closed for today buyer. A finished building is judged on what exists: common areas, building services, the actual view, the quality of management.
What remains is the hotel component. Living in a building that also runs as a hotel means access to service, but also strangers in the lifts, limits on how you furnish, and a high service charge.
What to check before you sign
Walk it: lifts, air conditioning, the state of the common areas, the real view from the real floor. Then the management agreement — what the service charge covers and on what terms the unit can join the hotel pool.
Price it from sales inside this building rather than from a Palm-wide average. Branded units attached to a hotel trade in their own narrow market.

There is no “developer” column in the base — a lot is attributed by its project name. The figures on this page speak about our stock, not about the company’s share of the Dubai market: a large developer with a big completed portfolio may appear smaller than one whose units come up for resale more often.
Prices come from listings, not from closed deals. For a particular building I retrieve the registered Land Department sales and show the real closing prices.

All developers →Skai Holdings: questions and answers
How much does a Skai Holdings apartment cost?
The median across this developer's lots in our stock is $1.63M (AED 6 000 000), with entry from $340K. The median per square foot is $1 244. They are drawn from asking prices in our own base and refreshed every night — a picture of current supply rather than of the official price list.
Are there discounts on Skai Holdings property?
Right now the base holds 4 lots from this developer priced below the market, with the deepest cut at 7%. The discount comes from the seller on a resale or an assignment, not from the developer: they have their own reason to exit quickly. The size of the cut is computed against comparable property by an algorithm, not typed in by a broker.
Is Skai Holdings a reliable developer?
Founded: 2011. The register of the Land Department is the source that matters, not the brochure: it lists the licence, each project’s progress in per cent and the escrow account. On off-plan the buyer’s money sits in that account under RERA control and is paid out as construction stages are verified. The complete dossier is in the write-up above.
What projects is Skai Holdings building?
The site catalogue covers 3 projects by Skai Holdings, each with a building passport — storeys, units, handover date and bedroom mix. They are listed above, and the “Where they build” block shows the districts with the most of its lots. Any lots on sale appear directly beneath their project.
Should I buy from Skai Holdings direct or through a broker?
Money-wise there is no difference: on off-plan the broker is paid by Skai Holdings, not by you, so calling the sales office direct saves nothing. What differs is the view — the developer’s sales team sells only its own buildings and will not mention that the same unit costs less next door or that this project hands over later. On resale and assignment the commission is the usual 2% plus VAT.
Is Skai Holdings worth buying
The answer depends on the purpose. Send your budget and goal — I will go through which Skai Holdings projects are worth considering now and which I would skip.
