What kind of developer this is

Who they are

LMD was founded in Egypt in 2007 by Eng. Amr Sultan, who previously ran Al Ahly for Real Estate Development. Most of its volume still sits in New Cairo — from residential districts to W-branded residences and the Cairo Design District. For this company Dubai is one of several overseas markets alongside Barcelona and Athens, not its home ground.

The company came to Dubai in 2011, founding the Continental Investment Company, and its first project was Continental Tower in Dubai Marina — 29 floors, 196 apartments and 10 shops, now delivered and sold out. The Rukan community in Dubailand followed.

In the UAE it operates as Continental Investments LMD, which causes confusion worth clearing up at once: the Boutique 23 passport on propsearch names the developer simply as Continental Investments, the brochure for the same building says LMD UAE, and broker mailings say LMD. It is one company, and on this site all of its buildings now sit on one page.

What they build in Dubai

The Dubai schemes share a signature: a small building on a dense urban plot, compact unit mixes, and the shared amenities pushed onto the podium or the roof. Marina Living in Dubai Marina has 205 apartments over 19 levels, one- and two-bedrooms only. Boutique 23 in Culture Village on the Al Jaddaf waterfront is mixed-use, with apartments, offices and retail under one roof.

Neighbouring Boutique XII in Culture Village is also an LMD building: the company’s 2023 profile lists it, and the LMD logo is on its façade. Twelve storeys, apartments with commercial space below, a generous balcony to every flat; by January 2024 the façade was finished. The seller on the contract and the escrow account holder is a separate entity, Structure Real Estate Development LLC.

In 2025–2026 the company moved into new districts: Taiyo Residences in the Wasl Gate master plan by Energy metro station, and The Pier Residence in Dubai Maritime City — a building of three-bedroom residences only, each with a sea view and its own pool.

Who the buildings are for

The developer names its buyer plainly: young professionals and couples, single-person households, people pushed by rising living costs and drawn to minimalism. Hence the compact floor areas and the bet on shared space — pool, gym, courtyard — instead of square footage inside the flat.

For an investor that is a clear model: a small unit in a district with a metro station lets quickly and at a higher rent per square foot than a large apartment. The flip side is that on resale such units compete with dozens of near-identical ones in the next building, and the exit price is set by the district, not the developer’s name.

The Pier Residence breaks the pattern — large sea-front residences rather than compact units. So one project is not enough to judge the company by: it runs two lines for two different buyers.

Payment plans

Going by broker mailings, the company keeps a meaningful share of the price after handover: 60/40 with two years of post-handover instalments at Taiyo Residences, 65/35 with the same two-year tail at The Pier Residence. Instalments are sliced finely, at 5% each, which suits buyers paying from income rather than savings.

The cost of that credit is already inside the entry price. When comparing with a project paid 100% before handover, compare the price per square foot over the same payment period, not the size of the first instalment.

Offices inside a residential building

A particular feature of LMD in Dubai is office space inside a residential building. At Boutique 23 the offices are sold as separate units and marketed as an ideal workplace near the metro, within a quarter of an hour of DIFC and Downtown.

For a small business this is a way to own a new office; for an investor it is a unit with a different kind of tenant. But it is a different market: fewer buyers on resale, longer time on market, and service charges and rules for shared areas set separately from the residential part.

How I work with this developer

First, the legal entity: the seller on the SPA, the escrow account holder and the developer in the Land Department register must match. Second, construction progress from the regulator inspection and the handover date in the contract, grace period included — at The Pier the date already slipped from Q3 to Q4 2027 between two mailings.

Third, the unit itself. In a compact building the specific layout decides everything: a studio facing the neighbour’s wall and a studio facing the creek sit side by side on the price list and let very differently. So I look at the floor plan and the view from the exact unit, not the building’s average price.

Should I buy from LMD direct or through a broker?

The price is the same: on off-plan the developer pays the broker’s commission, not the buyer, so going straight to the sales office saves nothing. The difference is elsewhere — a developer’s sales office shows its own projects only, and will not tell you that the same thing next door is cheaper or that this project is running later than advertised. On resale and assignment the commission is the standard 2% plus VAT.
