What kind of community this is

Western Residence South is a villa cluster within the Falconcity of Wonders community, completion year 2009 per the property record. All six of our lots are complete.

Falconcity of Wonders is a community in Dubailand conceived around replicas of world landmarks. Part of the concept was built, part wasn't, and the development is uneven: residential clusters sit next to unfinished plots.

Our lots are 4- and 5-bedroom villas sized from 4,886 to 5,980 square feet.

The lowest price per metre

Prices run from AED 5 to 8.6 million, at an average price per metre of around AED 1,168 per square foot. That's the lowest of any address we've covered: the nearest is Nice in Damac Lagoons at 1,333.

For that kind of money in Dubai you buy a villa of nearly six thousand square feet. The trade-off is location and an unfinished community: part of the stated infrastructure was never built.

All six lots carry a discount, averaging 7.7% — an ordinary figure for a completed villa market with excess supply.

What to check

First, what's actually built around it. In a community with a partially realised master plan, sitting next to a vacant lot or a construction site is a real possibility, and it affects resale price more than the house's own condition.

Second, condition. The community is nearly twenty years old; air conditioning, roofing and finishes need attention, and the gap between houses on this score is large.

Third, whether the previous owner's alterations were approved: liability transfers to the buyer.
