What it is
RIVAGE is a residential building by Deyaar Development on Al Reem Island — in Abu Dhabi, not Dubai. The brochure gives Q4 2027 for handover; the inventory names a specific date, 31 December 2027. Storeys and unit count are not in our materials.
It is Deyaar's only project outside Dubai in its weekly inventory, apart from AYA in Umm Al Quwain.
Three units for the whole building
The 31 August 2026 inventory lists three unsold units. A three-bedroom — unit 422, 2,275 ft², overlooking the pool and landscaping, from AED 3,715,086. A Sky Villa of 7,094 ft² from AED 13.7 million, and a Sky Palace of 7,047 ft² from AED 13.8 million: the hundred-thousand gap comes from the format, not the size — the Sky Palace is actually smaller.
For the three-bedroom the developer sent the full schedule: AED 30,000 to reserve, AED 341,508 on booking, five instalments of AED 297,207 from November 2026 to August 2027, and AED 1,857,543 on handover. Half the price comes at the end.
Our stock has one listing — a four-bedroom penthouse at AED 15 million, size not stated. There is no such line in the developer's inventory, so how it relates to the Sky Villa and Sky Palace needs to be clarified.

The final payment on this building falls in 2027 — under off-plan plans that is
40–60% of the price in one go. A UAE bank closes it: the flat becomes the security,
and nothing is added on top of what the developer has already been paid.
