What kind of building this is

Palace Residences North is a 45-storey residential skyscraper on Creek Island in Dubai Creek Harbour, developer Emaar Properties, architecture by Archgroup Consultants.

The name refers to Emaar's hospitality line: Palace is its premium brand, and residences under it usually come with a level of common areas above the district's norm.

All eighteen of our lots are listed as ready. The mix: one- to three-bedroom apartments and townhouses, floor areas from 594 to 1,936 square feet.

What the numbers show

Prices run from AED 1.75 to 5.1 million with a median of AED 4 million. The median sits noticeably above the middle of the range: cheap lots in the building are rare, and most of the supply is in the upper part.

The average price per square foot is around AED 2,809. For Creek Island, that's a mid-level: the island is built up with similar Emaar blocks, and the spread in price per square foot between them is small.

Nine of the eighteen lots are listed with a discount — exactly half — with an average markdown of 8.8%. Half the supply carrying no discount in a completed building means sellers aren't in a hurry, and any negotiation here will need justifying.

What to factor in on Creek Island

First — uniformity. Emaar's blocks on the island resemble each other, and on resale you're competing not with the building but with the whole island. You can differentiate on floor, view and condition.

Second — view. Three categories: over the bay and Downtown, over the park between blocks, and into the internal development. The price gap between the first and third is significant, and listings don't always disclose it.

Third — transport. The island has a limited number of exits, and rush-hour travel time differs from what the map suggests. For a tenant, that's a noticeable factor, and it affects the rent.
