The gap in price per square foot between the two similarly named projects is large: AED 1,942 here versus AED 3,020 at District One. These are different products from different developers, and confusing them is a real risk.
"Announced" status means the project may not yet have a construction permit or an escrow account. Check land department registration, the escrow account and whether a contractor is in place.
Damac is a large developer with a broad portfolio, which lowers the risk of total non-delivery, but it doesn't remove the need to check this specific project's legal status.
