Deema 1 is a residential cluster in The Lakes, one of Dubai's oldest villa districts: per the passport, the completion year is 2003. The Lakes sits next to Emirates Hills and the Montgomerie golf course, and the environment has fully matured over more than twenty years.
The neighbouring cluster Zulal, in the same district, is covered separately in our stock and runs at AED 2,512/ft² — Deema is priced a little lower at the same address.
Our four lots are townhouses and villas with 3 and 5 bedrooms, sized from 3,392 to 4,959 square feet.
Prices run from AED 8.95 to 13.49 million at an average of about AED 2,347/ft². That's a high level for a ready villa segment, typical of the old prestige belt next to Emirates Hills.
All four lots are listed with a discount, averaging 9.5% — noticeably higher than neighbouring Zulal's 5.7%. A higher discount at a similar address means this cluster is selling more slowly.
The gap with Zulal in price per square foot is small (2,347 versus 2,512), but the gap in discount is substantial — there's more room to negotiate here.
First — condition. More than twenty years of use: a full overhaul of the mechanical systems and roof at this age is the norm, not the exception.
Second — whether the previous owner's alterations were approved — in a community this age, they're almost guaranteed.
Third — position relative to the lake and plot size: both matter more than house size in this district.
