Layouts and the handover date come from the sales-launch announcement; the date
of that announcement is shown next to the prices. It is what the developer
claimed at launch, not a registry record — off-plan, phasing and dates get
revised. I will send the current ones over WhatsApp.
About the building
A residential building in Al Safa, currently under construction. Developer — DAMAC Properties.
Specifications for DAMAC Sapphire as published by the developer — the project is under construction, so there is no Land Department record yet.
They describe the whole building, not the individual unit.
About the project
DAMAC Sapphire is a residential building in Al Safa, handover is due Q1 2029.
The developer is DAMAC Properties.
Layouts, according to the sales-launch announcement — 1, 2 and 3 bedrooms.
No lots from this project are in our database today. It is topped up every night, so listings for the building can turn up on any day.
A DAMAC tower by Safa Park: one- to three-bedroom apartments and penthouses, handover announced for Q1 2029.
Where it is
Al Safa is an established premium district along Sheikh Zayed Road, right next to Safa Park. That's a rare combination for Dubai: a large city park ten minutes from Dubai Mall.
Stated amenities in the complex: pools, a gym, an on-site restaurant, shops, a café, a playground, jogging tracks. Layouts are described as open plan, with large windows and high ceilings.
What was on offer at launch
February 2024, in dollars: one-bedrooms from $588,000 at 76 m², two-bedrooms from $890,000 at 118 m², three-bedrooms from $1.44 million at 201 m², penthouses from $15.3 million from 871 m².
Payment plan: 20% on booking, 50% during construction, 30% on handover. Handover — Q1 2029.
The gap between the three-bedroom and the penthouse is tenfold, against a fourfold difference in size. That means the top of the line is sold not as an apartment but as a separate product, and comparing it with the rest of the building doesn't make sense.
Composition, sizes, prices, payment plan and handover date come from DAMAC Properties' materials, February 2024; the description of the district and amenities is from the same source.
Where it is
The pin is placed by district — I send the exact address on request.
Nothing in the stock for this project right now
Listings for DAMAC Sapphire do not turn up every day. Message me — I will check the closed bases and suggest similar options nearby, in Al Safa.
The final payment on this building falls in 2029 — under off-plan plans that is
40–60% of the price in one go. A UAE bank closes it: the flat becomes the security,
and nothing is added on top of what the developer has already been paid.
Up to 80% of the appraised value, no extra down payment
3.99% fixed for three years, up to 25 years in term
6–12 months before the keys — the bank wants six months of income history
Already been invoiced, or missed the date? That is not a dead end either — write and
we will look at what the developer will accept.
The sales-launch announcement says Q1 2029. The date in the contract for a particular unit can differ — I check it before the deal.
What layouts are there in DAMAC Sapphire?
1-bedroom, 2-bedroom and 3-bedroom, according to the sales-launch announcement. Which sizes are actually free right now depends on what is on the market; I will send the current list.
Where is DAMAC Sapphire?
Al Safa. A villa district wrapped around Safa Park, with a short line of very tall towers along its Al Wasl Road edge — two entirely different products at one address.
How much does an apartment in DAMAC Sapphire cost?
There are no open listings for this building in the database right now. I will check the price for a particular layout against the closed databases and send it with the deal costs worked out.
In October 2024 UK-founded LEOS moved its global headquarters to Dubai and announced a $7bn fund for 10+ UAE projects. A year later it launched LEOS Royal with Dubai Holding: about 800 villas and townhouses in Wadi Al Safa 5, valued at AED 5bn+. How to read a developer like this.
