Water and golf: the two features that most reliably lift a price
Of everything that affects a Dubai home’s value, two stand out for consistency. Both work for the same reason — and both have a limit at which the potential is already paid for.
Among the characteristics that affect housing values in Dubai, two stand out for their consistency: water nearby, and proximity to a golf course.
Why water
Coastline is finite. It can be extended by reclamation, but that takes years and billions, and the number of properties with direct access to water still stays limited. Anything that cannot be added on demand appreciates over time relative to what can.
Hence the appearance of man-made lagoons in inland districts: developers reproduce the most expensive feature of a location where there is no sea. It works, but not completely — a lagoon view and an open-water view are valued differently, and the gap persists.

Why golf
A golf course is tens of hectares that will stay unbuilt permanently. A house beside it gets what cannot be bought in a dense city: a guaranteed open outlook, quiet and greenery. The view will not be closed off by a new tower, because there is nothing there to build on.
The course also shapes the resident mix and the standard of upkeep, which affects the community as a whole.
The limits of the rule
- The premium has to be reasonable. If a waterside property costs twice as much as an equivalent one a block inland, the entire growth potential has already been paid for at entry.
- A view can be lost. "Water view" across a neighbour's future construction is a common story; check the master plan for the plot opposite, not the render.
- Upkeep costs more. Sea air is aggressive to facades and equipment, and the service charge in a community with a lagoon and a course is above average.
- A tenant does not always pay for a view. In long-let the premium for a panorama is noticeably lower than it is in the sale price.
How to test a specific property
Compare the price per foot against the three nearest projects without those features. If the difference is within 15–25%, the feature has not yet been priced in. If it is twofold, you are paying for something that has already happened.
