The Oasis: what "premium" means when the city is not there yet
A premium master plan with canals and lakes, far from the built-up city. Premium comes in two kinds, and which one you are buying decides your exit.
The Oasis is a premium master plan with water channels and lakes, laid out well beyond the continuous city. The word "premium" is worth unpacking here, because it comes in two kinds and they behave differently on exit.
Two kinds of premium
- A premium for place. Coast, centre, a view that cannot be built out — physically limited and not reproducible. That premium holds for decades because supply is finite.
- A premium for product. Plot size, finishes, landscaping, community amenity — things a developer can build anywhere there is land. That premium holds until something comparable is built nearby.
On the city's edge the premium is almost always the second kind. That is not a criticism of the project; it is a fact about land. So the question to the seller is simple: what here is physically constrained, and what is merely expensively done?
What an early buyer gets
- The best positions within the master plan — waterside, corner plots, frontage onto green corridors. Exactly what later phases will not have.
- Launch pricing, which is the compensation for years of waiting.
- And years of construction around them, because a master plan of this size is built in phases.
What to check
- What is open today and what is being built immediately around your plot.
- The commute at peak, driven. For a premium house on the edge, this is what limits the buyer pool.
- The water-feature maintenance line in the community budget — canals and lakes need filtration, top-up and cleaning year-round.
- Community charge and comparable figures from completed premium communities, not ordinary ones.
- Plot area separately from built-up area, and what may be extended.
- Escrow, Oqood, the contractor and the delay remedy.
- A realistic exit horizon: the buyer pool for premium houses is narrow, and narrower on the edge. Sales take months.
Who it is wrong for
Income investors, and anyone treating a premium for product as though it were as durable as a premium for place.
