Damac Islands: two timetables, and only one of them is enforceable
A large community under construction. An early buyer waits for two things at once, and they do not end together — nor are they protected the same way.
Damac Islands is a large community still being built. An early buyer is waiting for two separate things, and it is worth splitting them: they finish at different times and they are protected very differently.
Two timetables
- Your home has a completion date, governed by your contract, protected by escrow, with a remedy if it slips.
- The community has a fill-up horizon, governed by the master developer and by everyone else building there. You have no contract covering it and no remedy if it takes longer.
- The second one decides your quality of life. A finished house in a community with no shops, no schools and few neighbours is a house you cannot comfortably live in and cannot easily let.
This is the central point, and it applies to any purchase on new ground: the developer's date is enforceable, the district's is not.
What to establish about the community
- What is open today, not planned — supermarkets, clinics, schools, fuel, the road connection.
- How many homes are occupied, since amenity opens with critical mass rather than with phases.
- What is being built immediately around your plot and for how long. Living beside construction for three years is part of the purchase.
- How many exits the community has and what the drive looks like at peak today.
- What the master developer maintains and what the community charge funds.
What to establish about the home
- Escrow account, Oqood and the project licence, confirmed by number, before any payment.
- The main contractor and their record with this type of construction.
- The plot: boundaries, orientation, what may be built either side, and any restriction on extending.
- The specification in detail — pool, landscaping and boundary walls are commonly excluded and commonly assumed.
- Progress-linked payments rather than front-loaded, and the delay remedy.
On water features
Where a community has lagoons or canals, ask for the specific maintenance line in the budget. Filtration, top-up, cleaning and eventual equipment replacement are continuous costs that arrive in the community charge, and against modest rents that is a real share of net income.
