Palm Jumeirah is convenient for analysis because it is a closed site: a bounded area, a similar audience of buyers, comparable classes of property. The spread of outcomes inside a sample like that is explained not by the market but by the projects themselves.
What the different schemes showed
- Early entry at a moderate price per foot delivered investors up to 40% during the construction phase. On an active payment plan that is a very high return on the money actually deployed.
- Ultra-luxury at around $26 000 per square metre had, by the end of 2024, not a single registered resale. Not because the project is poor, but because at that price level the pool of buyers is extremely narrow.
- A scheme with a long construction history, changes of contractor and contested management produced transactions at a loss. Reputation is priced directly.
- A strong brand at a low entry price performed best of the group — the combination is rare precisely because it does not last.
What separates the winners from the rest
Three factors, in order of weight.
Entry price against the district. Buying below the established price per foot leaves room for the market to close the gap. Buying above it requires the market to move before you do.

The width of the exit. The higher the price per square metre, the fewer people can buy it from you. Ultra-luxury on the Palm is not illiquid because it is bad; it is illiquid because there are perhaps a dozen possible buyers in a year.
The project's own history. Delays, contractor changes and management disputes stay attached to a building for years and show up in its resale prices long after the problems are fixed.
The lesson that generalises
On a closed site, market conditions are held constant — which means the differences between these outcomes are entirely attributable to the choice of project. Anyone attributing a poor result to "the Dubai market" should first check what the building next door did over the same period.
