Aldar in Ras Al Khaimah: Nikki Beach Residences and Rosso Bay on Al Marjan, sold out and due in 2028
Aldar entered Ras Al Khaimah with two Al Marjan Island schemes: Nikki Beach Residences (November 2023, 1–4 bed apartments plus villas) and Rosso Bay Residences (July 2024, from about AED 1.5m). Both are sold out by the developer; portals show handover in Q4 2028.
Aldar's first move outside Abu Dhabi was not Dubai but Ras Al Khaimah. In autumn 2023 the capital's largest developer partnered with Nikki Beach Global and launched Nikki Beach Residences on Al Marjan Island; in July 2024 it added Rosso Bay Residences next door. Both sit minutes from the Wynn resort site, and both are sold out.
Nikki Beach Residences
Here the brand is an operator, not a sticker: Nikki Beach runs the concept, beach club, spa and service, while Aldar designs and builds. The mix was one- to four-bedroom apartments, furnished or not, and five-bedroom villas. At launch one-bedrooms started around AED 2.4m and two-bedrooms around AED 3.5m. Construction has been running since spring 2024, and portals show handover in Q4 2028.
Rosso Bay Residences
A single building with flowing sand-coloured facades, a private beach and five-star-style service but no hotel brand. One-bedrooms started at about AED 1.5m, two-bedrooms at AED 2.6m and three-bedrooms at AED 3.8m, on a 10/50/40 plan with a heavy handover payment. Also sold out; also due in late 2028.

Buying a resale contract
- Timing. Two years to keys, with 40% due on handover. Many sellers want out before that payment, which is where most resale supply comes from.
- The brand premium. Entry at the branded scheme was roughly 1.5 times that of its unbranded neighbour from the same developer. That gap only pays back if the operator genuinely fills the units.
- One-resort dependency. The whole island is priced on the Wynn opening; see our note on the resort.
