Who this is, and what genuinely carries over from retail
Pure Gold Real Estate Development is part of a group built on jewellery retail under the name of its founder, Firoz Merchant, who started with two employees in Dubai's Murshid Bazaar back in the late 1980s. Entering real estate from another industry is common on this market, and it is worth separating what genuinely carries over from the old business from what buyers assume carries over but does not.
Capital carries over: a profitable retail business means a development project depends less on the pace of off-plan sales — a real advantage in a weak quarter, when purely developer-funded companies are forced to cut prices to keep payments flowing. Reputation carries over too: a group with a recognisable consumer brand has more to lose from a failed housing project than a developer set up for a single building that answers for nothing else under its name.
What does not carry over
Construction management is its own discipline, learned on a company's first own projects rather than in a jewellery shop. That is exactly why the question of the main contractor and the supervising consultant carries more weight here than for a developer with a long development history: PG Upper House's early delivery is a good signal, but one delivered project is a first data point, not yet a track record.
The regulatory routine of construction — running an escrow account, Oqood registration, licensing sequence, the handover procedure to a new owner — is also unfamiliar to a company arriving from another sector. Post-handover support, defect resolution and setting up the owners' association are skills built through developer practice, and here they are worth asking about directly rather than assuming.
Why the district matters as much as the developer
Al Furjan is a dense apartment quarter with its own metro station and a large volume of comparable supply. In a cluster like this, a unit competes not with an abstract market but with dozens of similar units within walking distance, and that competition sets the real rental rate regardless of who built the building. Look at live listings within a few hundred metres, not only at the developer's reputation.
Distance to the metro in Al Furjan visibly moves both rent and resale price — a district parameter worth checking for any property here, regardless of who the developer is.
The first delivered project as a baseline
PG Upper House, handed over ahead of schedule, is the most valuable piece of information about the company available today — it lets you check fact rather than promise: what was in the specification and what actually turned up in the unit at handover. With a small portfolio, each delivered building carries a disproportionate amount of evidence, and it is worth using in person, not through photos in the next project's presentation.
PG One provides a second comparison point in the same format in the same district. Matching what was promised when selling PG One against what was actually delivered in PG Upper House is the most honest check on developer consistency available today.
What to check beyond the standard list
The main contractor and the supervising consultant — their own history exists and is checkable even when the developer's own is short. The escrow account and Oqood registration by the specific project number — before any payment. The service charge in an already-delivered building nearby — for PG Upper House that figure is no longer a projection but a fact from its first years of operation, worth using as a benchmark for the group's newer projects.
Weighing the payment plan and checking the delay clause is a standard step for any off-plan purchase, but it matters particularly here precisely because the developer does not yet have a long record of meeting dates to lean on instead of the document itself.
How I work with its projects
I start by visiting PG Upper House in person — the company's only fully lived-in project so far — and check the specification from the sale contract against what is actually installed in units today. Next I establish the new project's main contractor and its own prior track record, because for this developer that tells you more than the developer's own history does.
I separately check the distance to the metro and live rental competition in the specific Al Furjan quarter — here, as in the mid-market segment generally, actual yield is set not by the developer's brand but by how many similar units are being let nearby in the same months.
