What kind of developer this is

Who they are

DHG Properties is the Dubai arm of the Swiss construction and development group DHG, active in real estate and construction for several decades under founder, chairman and CEO Blagoje Antic. The parent company delivered hundreds of projects in Switzerland and Serbia before entering the UAE market — an unusual path for this guide, where most developers either grew up in Dubai itself or arrived from an adjacent industry such as hospitality.

That route, from European construction to Dubai development, sets a different basis for comparison: the company has no local delivery record, but it carries years of building experience in a far more tightly regulated European market, which speaks to an engineering culture in itself, even if it has not yet been tested specifically on Dubai ground.

What they build

Helvetia Residences in JVC is the company's first residential handover in Dubai and, accordingly, the first and so far only benchmark the local market has for judging its execution quality in this specific jurisdiction. The project sits in one of Dubai's most actively developed mid-segment districts, where supply grows year on year and competition for both tenants and buyers is dense.

The project's name is a direct nod to Switzerland's Latin name, underlining the developer's origin and, presumably, part of its marketing positioning as a company with a European approach to construction — but a buyer should treat that as a marketing signal, not a guarantee of the result.

What European experience means on the Dubai market

A long construction history in Switzerland and Serbia is a real asset, but it does not automatically transfer the standard: a different country means different contractors, different material suppliers, different climate conditions and different regulatory requirements for construction. Engineering culture and management experience transfer more easily than specific building practices tuned to a different climate and a different regulatory base.

A first project in a jurisdiction new to the company is always a point where it rebuilds local supply chains and contractor relationships from scratch, and that is worth treating as a risk factor even where the parent company has an impeccable reputation at home. The Dubai result, once it exists, is what should be judged — not a direct transfer of European reputation.

The particulars of a market newcomer's first project

For a developer with no local delivery record, the most important source of information is not the brand or the parent company but the actual progress of the specific build, worth tracking regularly rather than relying on a one-off presentation at purchase. The handover-delay clause in the contract carries particular weight here precisely because there is no past record of meeting Dubai deadlines to lean on.

At the same time, a new developer in a growing market often offers more flexible entry terms than developers with a long queue of buyers and an established reputation — compensation for the risk, worth accepting knowingly, weighed against the absence of a checkable local history.

What to check

Project registration, the local legal entity's licence and the escrow account status, by number — for any developer without a long Dubai history, this check is formal only on paper; in practice it is the main thing protecting a buyer's money. Actual construction progress against the stated schedule — regularly, not once at the selection stage.

The finish specification line by line, checked against what the parent company delivers on its European projects where such a comparison is available — an indirect but useful quality marker. Rental rates and supply in JVC at the time of the deal: the district is being actively built out, and competition for tenants will grow as neighbouring projects are delivered.

How I work with developers like this

With a company that has a long history outside Dubai but none locally, I always separate two different questions: do I trust the parent company's engineering culture — yes, if its European track record holds up — and do I trust how that culture has actually been executed on this specific Dubai project — that can only be judged after the fact, not in advance.

I explain to clients that a developer's first project in a new market is both an opportunity to enter on better terms and a reason to check construction progress more often than usual. Neither is a reason to walk away from the deal — both call for a more careful approach to the purchase, not a less careful one.

What these numbers mean, and what they do not

There is no “developer” column in the base — a lot is attributed by its project name. The figures on this page speak about our stock, not about the company’s share of the Dubai market: a large developer with a big completed portfolio may appear smaller than one whose units come up for resale more often.

Prices come from listings, not from closed deals. For a particular building I retrieve the registered Land Department sales and show the real closing prices.

Questions

DHG Properties: questions and answers

How much does a DHG Properties apartment cost?

The median across this developer's lots in our stock is $504K (AED 1 850 000), with entry from $368K. The median per square foot is $422. They are drawn from asking prices in our own base and refreshed every night — a picture of current supply rather than of the official price list.

Are there discounts on DHG Properties property?

Right now the base holds 2 lots from this developer priced below the market, with the deepest cut at 5%. It is the seller on the secondary market or on an assignment who cuts the price, not the developer — each has a reason to hurry. The discount is calculated by an algorithm relative to comparable property, with no manual broker estimate.

What projects is DHG Properties building?

Above on this page: 2 projects by DHG Properties from our catalogue, each with a passport covering floors, units, handover and bedrooms. The districts holding most of its lots are grouped under “Where they build”. Lots on sale, when there are any, sit right under the project.

Should I buy from DHG Properties direct or through a broker?

The price is the same: on off-plan the developer pays the broker’s commission, not the buyer, so going straight to the sales office saves nothing. The difference is elsewhere — a developer’s sales office shows its own projects only, and will not tell you that the same thing next door is cheaper or that this project is running later than advertised. On resale and assignment the commission is the standard 2% plus VAT.

Is DHG Properties worth buying

That depends on what you buy and why. Describe the budget and the aim — I will point out which of this developer’s buildings are justified today and which are better left alone.
