What this district is actually like
What the place is
Fahid lies between the emirate’s two flagship islands — Yas with its parks and Saadiyat with its museums — and Aldar’s master plan sells precisely that position: ten minutes to either.
The first projects are Fahid Beach Residences and The Beach House: beachfront apartments with direct beach access. The island is positioned around wellbeing — promenades, mangrove shores, a walkable environment.
This is Abu Dhabi’s youngest coastal market: sales opened recently, and everything bought is still under construction.
What our live stock shows
As of 26 August 2026 the base holds 34 price-cut lots on the island — all apartments, from three projects: The Beach House (20), Fahid Beach Residences (13), Fahid Beach Terraces (1).
Entry from AED 1.875m; the deepest cut in the sample is 35%. For beachfront between Yas and Saadiyat that is well below the neighbouring finished markets — the price of the island still being a building site.
The uniformity of supply is information in itself: the island is apartment-only for now, with no villas on the resale side.
The economics
The bet is twofold: on the position between the emirate’s two anchors, and on Aldar as the master developer with the strongest record in the emirate of carrying such schemes through to a finished environment — Yas and Saadiyat being the evidence.
The risk is standard for an island under construction: infrastructure arrives in phases, and the first residents get the beach before the shops and schools. The horizon is years.
A 35% cut on individual lots is early buyers reselling against the developer’s open price list — the classic mechanics of a young market, and a reason to negotiate.
What to check before buying
The stage of your building and the infrastructure sequence: what of the promise works by your handover, and what comes later.
Escrow and the payment schedule: the tail due at handover should be covered by money, not by the hope of reselling first.
The assignment threshold in the contract — on a young market it is the main exit instrument.
And the aspect: mangrove shore and open sea are different views and different money.

Is buying during construction worth it
That is a question of horizon. The position between Yas and Saadiyat is permanent; the schools and shops arrive in phases. If you need a finished everyday life, look at Yas or Saadiyat; if you want early entry at a low price, Fahid is exactly that.
